Have Your Say on the Future of Alex Headland

Council is preparing a new Sunshine Coast Planning Scheme to replace the 2014 version.

This plan will shape development for decades - and Alex Headland is one of the key areas under review.

The Alex Headland Community Association will be making our own submissions, but it’s vital that individual residents also lodge their own responses. Every voice counts.

Key Local Issues

  • Beachfront character - taller buildings could overshadow the beach, block views and change the coastal feel.

  • Environmental risks - fragile dunes are under threat. The SEMP identified Okinja Road as the area most likely to break over in a cyclone. A bigger population only increases this risk.

  • Parking & traffic - the beachfront and back streets are already under pressure; more development will make congestion worse.

  • Community land - the enclosed sports field at the Alex Park Conference Centre was once recreation space but is now zoned commercial. It floods in heavy rain and sits below a bordering dam.

  • Surf Club land - if community zoning is lost, so is an important local asset.

Why It Matters

The biggest changes in the new plan are centred on the coastal strip - Maroochydore, Alex, Mooloolaba and south of the Mooloolah River.

Councillors from other Divisions may wave it through because it affects them less.

That’s why we need to be heard - loudly and clearly - to protect our community.

  • Be in writing (online or hard copy)

  • Include your name and address

  • State your concerns and reasons

  • Provide one postal or email address

  • Be received by midnight THIS FRIDAY  19 September 2025
